Your buyer timeline

This example follows an 18-week financed purchase, including about 10 weeks to find a home and 6 weeks from an accepted offer to closing. Your timing will vary, and some steps may overlap.

  1. Getting started

    We meet & sign our agreement

    We discuss your goals, budget, and how I represent you as your buyer’s agent.

  2. You get preapproved

    Submit pay, tax, and bank records. The lender reviews your credit and issues conditional approval.

  3. Finding your home

    We tour homes

    We compare homes and review seller disclosures. Search available homes.

  4. Making it yours

    We write an offer

    We choose your price, inspection and financing terms, and closing date.

  5. We negotiate with the seller

    We review counteroffers and work toward agreed price and terms.

  6. Offer accepted; you deposit hand money

    Once the agreement is signed, pay your hand money deposit by the contract deadline.

  7. Getting ready to close

    I help arrange inspections

    I share inspector options, help schedule within contract deadlines, and review results with you.

  8. We agree on changes

    We sign addendums for any negotiated repairs, credits, or other changes.

  9. The lender reviews the appraisal

    An appraiser assesses value; the lender reviews the report for your mortgage.

  10. You get homeowners insurance

    Choose coverage and send proof to your lender before the loan is cleared to close.

  11. Your lender approves the loan

    The lender completes its review and confirms your mortgage is ready to close.

  12. We check closing details

    Review your Closing Disclosure at least three business days before closing. Confirm funds and payment details with the closing team.

  13. We walk through once more

    Check the home and any agreed repairs together.

  14. You sign & get keys

    Sign loan and closing papers; keys transfer as agreed.
